How do I Clean an HVACR Evaporator?

The evaporator coil in your home's central air system is the component which does the physical cooling of the air as it passes through the air handler. An evaporator coil works in much the same way as a radiator, but instead of radiating heat, it absorbs it. The evaporator coils also condenses and drains moisture from the air as it cools, making the air in your home drier and more comfortable. If the air filters are changed regularly, the evaporator coil should need little maintenance, but seasonal inspection and cleaning will help keep your unit running efficiently throughout its lifespan.

      Remove the evaporator coil access panel on your air handling unit. Usually located right above the air filter housing, the large access panel can be removed with a socket wrench.

      Remove any large debris or dust with a soft-bristle brush. Brush in the same direction as the coil fins to avoid bending them.

      Spray coil-cleaning foam directly on the coil. Coil-cleaning foam is available at most home supply stores, and requires no rinsing.

      Allow the foam to penetrate the coils for several minutes. After the foam dissipates, check that it is draining properly into the drip pan, and replace the access panel.
