How to Seal Vinyl Asbestos Tile

Vinyl asbestos tiles exist in many homes built or remodeled prior to the 1980s. These tiles are extremely long wearing, and if maintained properly should pose no health risk to the occupants. Because pulling up these tiles is an undertaking which should be done by professionals, many people choose to leave the tiles intact. To help maintain them in good condition and stop unnecessary wear and tear, the tiles should be sealed regularly. Asbestos vinyl tiles can be sealed like newer vinyl tiles with a protective acrylic coat.

      Clean the tiles well with a floor cleaner designed for vinyl tiles. Remove any surface dirt or debris that could become trapped beneath the sealer, affecting the appearance of the tiles. Avoid using heavy scrub brushes or abrasive materials which could dislodge the asbestos fibers. Allow the floor to dry completely.

      Pour the acrylic floor sealer into a bucket large enough to dip a sponge mop head in. Saturate the sponge mop head and mop the floor with sealer using broad, overlapping strokes. The vinyl will appear very wet and shiny where the sealer has been applied; look for dry spots to ensure good coverage.

      Let the sealer dry until it is no longer tacky and apply another coat of sealer to the floor. For optimal protection, or if this is the first time the tiles have been sealed in the last five years, apply three or more coats with a thorough drying in between.
