Remove all loose paint and dirt from the stucco by power-washing, scraping or scrubbing the surface.

Prime the stucco with a good-quality 100 percent acrylic masonry primer if it is weathered or soft. If the stucco is newer and in good condition, skip this step.

Caulk all cracks wider than one-sixteenth of an inch with acrylic caulking. Do not use silicone caulk because the elastomeric paint will not adhere to it.

Apply a first coat of elastomeric paint, using a roller cover with a 1-inch nap. Lambswool roller covers hold the most paint, forcing it into the smaller cracks with ease. Roll on a thick, even coat of paint.

Allow the paint to dry for at least eight hours and roll on a second coat.

How to Stop Stucco Leaks With Elastomeric Exterior Paint
Elastomeric paint will seal minor leaks in exterior stucco. Unlike conventional house paint, thicker elastomeric paint will fill small cracks in stucco and other masonry substrates for years, outlasting even the best acrylic house paint. Although elastomeric paint is more expensive, the costs pay off in the long run by protecting the underlying stucco, creating a waterproof film. It can also be used to seal damp basement walls.
