How to Add a Virtual Tour to My Listing

A virtual tour can enhance any real estate listing by giving prospective buyers a real-time look at a home instead of just a page of facts and photos. It will allow buyers to see panoramic views of each home in order to assess whether or not they should take the time to schedule a viewing in person. It is also particularly helpful for prospective buyers who may life far away from the home.

      Walk through the home and explore each room as you go. You can choose to narrate the video or add captions to the video later. Be sure to include room dimensions. Point out great details and zoom in on them, such as fireplaces, hardwood floors and appliances. Be sure to go outside and video the front of the home, getting shots of the street and neighborhood, too. Definitely showcase the backyard and highlight any special features, such as a pool, fence and the amount of property.

      Upload the video to your computer and edit any unnecessary footage using editing software provided with your computer or that you purchase separately. This will enable your video to flow properly and highlight only the most important aspects of the home. Make sure to keep your video to an appropriate length---enough to show the details of the home, but not so long so that a prospective buyer becomes bored and moves on to another listing.

      Use an online presentation site to create a presentation and add the video. These are excellent tools because they do not take up space on your computer since they are hosted online. They also do not take up any space on the prospective buyer's computer, as they view the contacts for your e-mail listing completely online as well. These tools can assist you with the creation and sending of your listing. They can also track the people who open and view the presentation for later follow-up.
